 When you apply for the IHE program, we will determine
if you pre-qualify based on your income and credit
history. Then, we will work together on a preliminary
budget for your new home, which includes land, labor
and materials.
 If you already have land- you are ahead of the
game. Start searching for land in the areas
where you wish to build. You can check the
FAQ on ideas of where to start. Your Instant
Home Equity representative will also assist you.
 You may choose one of the
Instant Home Equity home plans, modify one of the IHE plans or select
a plan from any other source.

 You find the subcontractors to build your new
home, then finalize your comprehensive budget
by obtaining actual bids.

 IHE will send out a certified independent
appraiser to insure that the value of your new home
will be greater than the loan you are asking for. This
is what builds "sweat equity", which allows you to build
a home with no down payment.
 After all previous steps are in order, Instant
Home Equity will grant approval to start the
construction of your new home. Once you have closed on your construction loan the
building can begin.
 With the help of Instant Home Equity, you act as
the general contractor; managing and overseeing
the construction of your new home and making sure
the job is done right.
 The more you participate, the more you will save! Many
of our clients will paint and/or install insulation
to save money. If you have framing, roofing, siding,
plumbing or electrical skills, you can save even more!
 The Final Step- You move in and start
enjoying life in your new home!
